Overall, home sales have seen an 11% decrease compared to the same month last year. Additionally, sale prices have dropped by approximately 16% across the city. Notably, the average number of days that properties stay on the market has significantly increased from 11 to 62 days.
While traditionally, a seller's market is defined by a timeframe of less than six months, the current conditions in Austin suggest a shift toward a buyer's market. This can be attributed to the extended duration that properties are spending on the market, fewer instances of multiple offers, and lower prices.
