Austin Real Estate Market Update
As we review the latest data from May, the Austin market continues to demonstrate overall stability. While some headlines may emphasize minor fluctuations, the broader trends indicate that conditions remain largely consistent with the same period last year.
Month to month, we’ve seen minor pricing shifts, and some metrics have edged up slightly—like days on market and inventory. But these aren’t signs of a drastic change—just normal movement within a balanced market..gif)
What the Numbers Tell Us
Let’s take a closer look at what the data from May reveals:

Median Sale Price: $470,000
This is a 3% drop from May 2024, when the median was $485,000. It’s not a significant dip and reflects the kind of small price adjustments we’ve seen throughout the year. -
Homes Sold: 2,302
That’s a 6% decrease year-over-year. This dip could be tied to buyer hesitation due to interest rates or timing, but overall activity remains consistent. -
Days on Market: 57
Homes are taking slightly longer to sell—up 19% from 48 days last year. This increase gives buyers a little more breathing room, but sellers are still seeing movement if homes are priced appropriately. -
New Listings: 4,683
Inventory is up 10% from last year, when there were 4,274 new listings. This gives buyers more options and signals a more competitive landscape for sellers. -
Sales Volume: $1.4B
Down 7% from $1.5B last May. This reflects the combination of slightly lower prices and fewer transactions overall. -
Close-to-List Price: 97.8%
This has dipped just a touch—down 0.2% from last year. Sellers are still getting strong offers, but pricing strategy matters more than ever.
