Renovations are an exciting way to refresh your home’s interior and exterior, adding value and increasing your appeal to future buyers. Whether you’re thinking about selling now or are staying put and simply want to upgrade your living space, here are some home renovations that will guarantee a strong return on your investment. 

Keep in mind if you’re hoping to sell, data shows that on average, your ROI is about 74 cents for every dollar you invest in projects. So it pays off to be strategic in where you spend! I’m always happy to swing by and consult with you on what projects will pay off.

  • Curb Appeal - First impressions are everything! Consider replacing or painting outdated front doors, tidy your landscaping and walkways, and take a look at your garage doors for painting, weatherstripping or even just a pressure wash! Upgrading your outdoor lighting can make a huge difference as well.
  • Energy-Efficient Upgrades - You can save money (and help the planet) by adding high-efficiency windows, better insulation, and Energy-Star rated appliances that show pride of ownership in your home.
  • Minor Kitchen Upgrades - Upgraded kitchens were one of the biggest selling points for buyers in 2024. Invest in new countertops. Refresh your cabinet finishes and hardware. Consider replacing outdated appliances. Add ample space for a well-stocked pantry as well. A deep clean and fresh backsplash do wonders too.
  • Modern Bathroom Upgrades - A modernized, spa-like bathroom space that is sparkling clean can increase your property value. Upgrades like rain shower heads, soaking tubs, modern tilework and countertops, along with a new toilet can make your bathroom stand out.

Other easy fixes that immediately add value:

  • Refinish your hardwood floors. This renovation will recoup you typically around 150% of the costs for the project for strong ROI.
  • Fill in caulk or grout that needs repairs in bathrooms.
  • Freshen up walls and trim with new paint.
  • Swap out hardware on kitchen or bathroom cabinetry.



According to interior designers, here are some “upgrades” and designs that have fallen out of favor recently and may cost you more than they’re worth.

  • Gray, especially in vinyl flooring, isn’t as favorable as it was in recent years. Warmer colors are in for paint and flooring.
  • Color is in and all white is out. Designers say people are looking for more color, texture and patterns now.
  • Open or floating shelving which lends itself to disorganization is a trend that is on its way out, as it often leads to more visual clutter.
  • Swimming pools, garage conversions and wine cellars, along with the addition of solar panels and ultra luxury finishes, are typically not projects that add much—if any—monetary value to a home.
